Currently, developers are facing significant challenges in terms of the uncertainty of interest rates and increased material costs. Assetz Capital’s development finance loans can provide a tailored solution to help developers complete their projects.

We can offer funding to assist with the purchase and build costs of a residential or commercial development project, we can also provide funding to refurbish an existing building. Every transaction is assessed on its own merits and funding is structured to complete the project.

Many development loans have a life span of up to 24 months, however, a simple refurbishment project could be completed in 6 months. This is why each project is assessed on its individual requirements and structured accordingly.

At Assetz, when we receive an initial enquiry, a Relationship Director (RD) that is typically local to the area of the project will review the information provided. This is typically the purchase price and current value of the site, build costs and the gross development value (GDV). After looking at market liquidity and developer experience a decision in principle is provided that provides headline figures such as the rate and amount that can be lent.

When the developer is happy with these figures an application form is completed and we begin due diligence and our know your customer (KYC) checks – these include monitoring surveyor visits and reports alongside valuation visits and reports. Your Relationship Director will keep you informed at every step of the way, once the reports are back in we will progress to legals and then to completion of the loan.
