SME Business

Loans made to SME trading or investment businesses looking for expansion, growth or development.

Typically 3 months to 5 years in term

Security is taken in all cases

Interest is normally charged on a monthly basis

Most business loans will be amortising so that capital is also returned on a monthly basis over the term of the loan

Property Development

Loans made to property development companies normally for a specific project or build.

Usually special purpose vehicles (companies) set up to develop a particular site

Typically 1 to 2 years in term

Interest is normally charged on a rolled up basis and paid back at the end of the loan, along with the original capital

Buy to let mortgage

Loans made to individuals or businesses to purchase buy-to-let property.

Typically 5 years in term and are Fixed Rate auctions

Security is taken in all cases

The maximum loan to value ratio for buy to let loans is 75% but many fall well below this giving lenders considerable security on their capital.

Interest is normally charged on a monthly interest only basis

Capital returned at end of loan term by way of property sale or remortgaging
