About Secured SME Term Loans

To grow, businesses need to invest and our Term Loans with flexible security allow businesses to invest and grow. From financing cash flow required to enable growth, to purchasing fixed assets for the business we assess your situation and tailor a solution to your needs. We prefer property security (not necessarily owned by the business but perhaps a director) but will also accept all forms of other tangible security including (but not limited to) debentures over the company, stock, contracts, personal guarantees, some vehicles and boats, plant and machinery etc.

In Detail

    • First and Second charge security taken over acceptable property in mainland UK and NI. Please note, Assetz Capital cannot take 1st charge security on primary residential properties as this would constitute a regulated mortgage
    • Debenture over company
    • Fixed and floating charge over company name
    • Personal guarantee, or joint & several personal guarantees
    • Chattel mortgage over assets
    • Corporate Guarantee OR Inter-company guarantee between company name and company name
    • Charge over Life Policy over the life of individual's name
    • Ships Mortgage over the vessel
    • Charge over Key Man Insurance policy
    • Additional security may be required including debentures and supplementary legal charges
    • Interest charged daily subject to minimum loan term (specific to each loan)
    • We will lend to an individual or Limited Company (including SPVs) and are able to consider overseas jurisdictions owning UK properties, subject to suitable foreign legal opinions
    • Broker fees will be added to the loan where the LTV allows and paid on completion. Responsibility for advising the Borrower on structure and pricing will be solely that of the broker
    • In some cases details of a viable exit will be required and we may request evidence of this
    • For property security, lending will be based on the market value (180 day), however, we reserve the right to lend based on the 90 day value should we deem it necessary
    • For other security types, an independent valuation will be required and the loan must amortise sufficiently to annul any depreciation in the value of the asset being used as security.
    • Impaired credit will be considered on a case by case basis
    • The borrower is responsible for all professional fees and an undertaking/cover for legal and other professional costs will be required
    • Title Insurance will be a requirement on loans where they fit the relevant criteria and the fee for this will be included in the legal cost
    • Commercial properties considered
